Frankfurt am Main / Saarbrücken, 06.12.2021. Benchmark. REAL Estate (benchmark.) has let around 4,300 sqm of office space in Oberursel near Frankfurt to the State of Hesse. The Criminal Investigation Department of the Hochtaunus region is expected to move into the office building TOWNUS in the first quarter of 2024. 50 percent of the property at Frankfurter Landstrasse 66 have now been let, so that benchmark.’s pre-letting goals were achieved with the latest lease. Construction works can thus start at the beginning of the second quarter of 2022. The real estate developer headquartered in Frankfurt is investing more than EUR 50 million in the project.

The lease agreement with the State of Hesse is the result of a public tender which benchmark. won. "In the demanding tender process, we particularly scored points due to the flexibility of our planning," says Gregor Zehrer, lead project manager of benchmark. "The contract with a second reliable tenant marks an important milestone for the development," says Götz U. Hufenbach, managing partner of benchmark. Previously, the company had already signed a lease contract with premium fitness studio chain FITSEVENELEVEN. Benchmark. is currently in negotiations with further prospective tenants.

TOWNUS offers approximately 13,000 m² of office space, which can be flexibly divided into units from 250 m² upwards. The building space is flooded with light and equipped with the latest technical infrastructure throughout. The building was planned with the latest digital standards in mind and is WiredScore-certified. The property includes a parking deck with around 269 parking lots. In addition, the building offers 24 parking spaces in its underground car park as well as 15 outdoor parking spaces.

TOWNUS benefits from its good transport links to the metropolis of Frankfurt: the location has excellent connections to the city centre via Frankfurter Landstrasse and to the motorway network via the A661. The Oberursel-Bommersheim underground station directly in front of the site and the Oberursel S-Bahn and regional train station just a few minutes' walk away ensure fast public transport connections to the wider region.
